We offer everything that helps you maintain your property and make it a welcome place for you and others to stay. In the list below you will find just a few examples of what we can arrange for you. First Time Services Caretaking Keyholding Rental Services Reception Service Cleaning Maintenance First Time Services A new build property is far from habitable. Apart from furnishing and installation of appliances, the house needs a very thorough clean and check. We can arrange for example: Initial cleaning (we know from experience that it takes days!) Snagging reports (lists of defects which have to be fixed by the builder) Installation of air-conditioning, satellite TV and alarms Lock changing Applying for communal services like electricity and water Advice & help connecting you to the internet (ADSL is often not available) Anything else you might need. We can also help you to furnish your home, either with complete packages, or by assisting you in your shopping. Caretaking We will keep a neighbourly eye on your property. We will visit your house regularly to check if there is any maintenance to be done, run all the taps, air the property, check for damp, empty your mailboxes, etc. This not only ensures that your property is well taken care of, but it also reduces the chances that you will be visited by burglars. If your mailbox is empty, your terrace has been swept and your doorknob is not covered by dust the burglars will move on to an easier target. If maintenance is necessary, we will contact you and discuss the best course of action and make sure it will be carried out. We will make extra visits after heavy weather, or after your guests have left. Last but not least we can take care of necessary payments and administration. The Spanish way is to send you an invoice and just cut you off if you don’t pay! No reminders, no warnings. It’s easy to lose your internet connection or electricity this way! We can read Spanish and have a Spanish bank account so we can help you out before things go wrong. We will regularly email you with information and a digital photo of your apartment so that you are really sure it is been taken care of. Keyholding You may not want or need the complete caretaking package you can use our keyholding service. We keep a spare key to your apartment and hand it over on your request to visitors. Those can be renters, family, delivery services or maintenance people. We will wait for them at your property and show them in. If you want us to keep an eye on them while they are busy you can request that. Of course we will take good care of your keys. They will be in a safe and we have a burglar alarm installed with a very fast follow up by security personnel. (Even when stolen the keys are unusable because we don’t label them with addresses. They just have a number and our encrypted database is the only way to match them to your property.) As you may know it’s quite hard in Spain to get deliveries or maintenance people to arrive at a specific time (or even date), so instead of you waiting for days and ruining your precious holiday you can use our services. Rental Services Finding rental clients for your apartment can be really difficult, especially if you are living abroad. We are connected to some of the biggest rental-databases on the Costa del Sol to give you the best chance to find suitable clients. If you find rental clients on you own or just lend the apartment to friends and family we will help out as well. We will be their contact in Spain and take care of all the issues that arise, from drawing up contracts to dealing with maintenance issues. You can be sure it’s ready to live in when they arrive. Most importantly we’ll clean and check your apartment after they leave so you don’t have to worry. Back home you don't need to do anything but receive the rent. Reception Service We can make sure your house is in tip top condition when you, your guests or your rental clients arrive. Before arrival we will check that everything is in working order and cleaned. We can provide the house with a fresh supply of drinkable water or other groceries so you don't have to spend your first hours shopping. If you want to, we can even arrange to have you collected from the airport and brought to your holiday home. If you prefer to drive yourself please tell us and we’ll organize a rental car at a very competitive price. Cleaning We have a contract with a a very respectable cleaning company for all possible professional cleaning services. They pay their employees a reasonable salary to be sure that they will stay on the job and make sure that their work is neat and timely. We inspect their work so you’re guaranteed that you get what you paid for. The initial cleaning after the builders leave is the one most people underestimate. It will take a professional company with the right equipment and a lot of experience at least a full day to clean a two bed apartment. Doing it yourself means you will be busy for days, need to buy a lot of cleaning materials and are likely to end up with a ruined vacuum cleaner because it couldn’t handle the concrete dust! We are speaking from experience. If you want your property cleaned before or after you or you’re guests leave we are just a call away. It’s wise to do a more thorough spring cleaning and of course we provide these as well. Chances are that you have a marble floor as it’s the Spanish custom. They do need polishing once in a while and we can take care of it with professional equipment. Maintenance This includes everything you want done around the house while you're not there. We can advise you on products and suppliers, and arrange installation if necessary. Over time we have built up a reliable network of suppliers with good value for money, but you’re of course free to pick whoever you prefer. We can still help you with the necessary arrangements, receiving them, showing them your place and checking the work. We’ll send you pictures of the finished work by e-mail.
